Duties & Responsibilities

The Assessor is responsible for the discovering, listing, and valuing of all taxable (both real and personal) property within the jurisdiction. 
 
Real property is the land and things permanently affixed to the land, such as: buildings, paving, lighting, fencing, etc.
 
Personal property is all other property, such as: furniture, fixtures, signs and equipment used in the course of business. 
 
All duties of the assessor are periodically repeated, i.e.: re-evaluation of property; and most duties are done every year, i.e.: setting assessed and taxable values for all property.

Assessed Values & Taxable Values

  • Your taxes are based on your Taxable Value
  • Your Assessed Value represents half of what we believe the property to be worth (True Cash Value).
  • Your Taxable Value can never exceed your assessed value.
  • Your Taxable Value can only increase at the rate of inflation or 5%, whichever is lower, UNLESS there is a physical change to your property or a transfer has occurred.
  • The annual changes in your Assessed Value are based on studies and sales of property in similar neighborhood.
